Does thermal imaging see through walls?

Not exactly — it detects surface temperature differences that indicate what's happening behind the surface. A wet wall behind drywall will be cooler than surrounding dry areas, showing as a thermal anomaly. The camera isn't x-ray vision, but it reveals problems that standard inspection completely misses.

Are there conditions where thermal imaging works better?

Yes. Thermal imaging works best when there's a temperature differential between inside and outside — typically 18°F or more. In the Grand Strand, most of the heating season and early cooling season provide ideal conditions. We'll let you know if conditions aren't optimal on your inspection day.

What does a thermal finding mean for my purchase?

Thermal findings are flagged in your report as items that warrant further investigation. Some are minor (a small duct gap); others can be significant (active moisture intrusion). We'll walk you through each finding and what it likely means in context of the home's age and condition.
